Case Study: Land Promotion Success at Knowle Lane, Fair Oak

At Doswell, we specialise in unlocking the potential of land for development. Our work at Knowle Lane, Fair Oak, demonstrates our expertise in navigating the planning system to deliver sustainable and well-designed residential communities.

Project Overview

The land at Knowle Lane, located at the junction with Mortimers Lane in Fair Oak, Eastleigh, was identified as a prime opportunity for residential development. Initially unallocated for housing within the local plan, the site faced significant planning challenges. However, through meticulous preparation and a proactive approach, we successfully secured planning consent for the development.

Planning Success

  • Outline Planning Permission: We submitted an outline application for up to 78 homes, highlighting the site’s suitability for residential use despite its unallocated status. The application was allowed on appeal, demonstrating our ability to present compelling evidence and robust arguments to overcome planning objections.

  • Reserved Matters Approval: Following the successful appeal, we progressed the project with a reserved matters application, refining the design to include 73 homes with a mix of houses and flats. This application was approved, enabling the delivery of much-needed housing in the area.

Land Promotion Strategy

Our strategic approach to land promotion at Knowle Lane included:

  • Thorough Site Assessment: Identifying the site's potential for development while addressing environmental and community considerations.

  • Collaborative Planning: Working closely with planning authorities, architects, and stakeholders to develop a proposal that balanced local needs with housing demand.

  • Appeal Expertise: Successfully navigating the planning appeal process to secure consent for a site initially outside of local allocations.

Outcome

The project at Knowle Lane resulted in the delivery of 73 homes, including affordable housing and public open spaces, while significantly enhancing the local area. This achievement highlights Doswell’s capability to transform complex land opportunities into successful residential developments.
